Hampton's Fort Monroe marina resort plan no longer financially feasible, says hospitality group

HAMPTON, Va. — The Old Point Comfort Marina in Fort Monroe won't be getting the full redevelopment that was once planned.

In 2021, Pack Brothers Hospitality (PBH) from Smithfield planned to build a completely new attraction and resort near the Chamberlin in the Marina District. The plan included a resort called 37 North with a 500-seat restaurant, a 250-person conference center, a 90-room boutique hotel and a 300-slip remodeled marina.

However, the Fort Monroe Authority and Pack Brother Hospitality announced that they would transition from negotiations for a long-term development agreement into a management agreement for the marina's operations.

The announcement explained the reason behind the change being that the "rising construction costs and current interest rates have impacted the financial feasibility for PBH to continue managing the marina under the terms of a revised letter agreement effective as of December 29, 2023."

They both plan to come to a longer-term agreement by late February.

Leaseholders of the marina will be unaffected by the changes, according to the announcement.
